Pre-test readiness checklist
Most failed tests come from testing too early. Before we attend, we check:
- Fit-out complete, including furniture and floor finishes
- Final clean completed and the date recorded
- HVAC commissioned and running in normal mode
- Occupancy status agreed (usually unoccupied for BREEAM testing)
- Products and materials used, including adhesives, paints and sealants
- Windows, doors and ventilation mode agreed for the test
- Drawings and a room schedule showing proposed test locations
How compliance testing works
A compliance test follows five steps.
Confirm criteria
We confirm the scheme, version, parameters and limits with you and your assessor.
Readiness check
We check the building against the readiness checklist and agree the test date.
Sample
We sample at representative locations using the method each parameter requires.
Analyse
Samples needing laboratory analysis are sent for analysis; real-time results are downloaded and checked.
Report
We report results against each criterion, with locations, methods and any limitations.
What happens if results don't meet the criteria?
It is common for a first test to show elevated formaldehyde or TVOC, especially soon after fit-out. We identify the likely sources, advise on flushing out, ventilation or product changes, and retest when the building is ready. Our report records both the original and repeat results.
Limitations and what this assessment cannot tell you
- Results apply to the conditions and locations tested on the day
- We test to the criteria of the scheme version you confirm; interpretation of credits rests with your assessor
- WELL pre-testing provides the necessary groundwork and assurance ahead of formal performance verification.
