    What Are VOCs?

    Volatile Organic Compounds are a broad group of carbon-based chemicals that evaporate at room temperature. In office environments, the most common sources include:

    • New furniture, carpets, and flooring (off-gassing)
    • Paints, adhesives, and sealants from fit-out works
    • Cleaning products and air fresheners
    • Printers and photocopiers
    • Personal care products

    Formaldehyde: A Specific Concern

    Formaldehyde is a particularly significant VOC because of its prevalence in building materials (MDF, plywood, insulation) and its well-documented health effects. Even at low concentrations, formaldehyde can cause eye irritation, respiratory discomfort, and headaches. The WHO indoor air quality guideline is 0.1 mg/m³ (30-minute average).

    When to Test

    VOC and formaldehyde testing is recommended in several scenarios:

    • Post fit-out or refurbishment — before occupants return
    • Occupant complaints of irritation, odours, or headaches
    • BREEAM or WELL certification requirements
    • Pre-occupancy baseline assessment for new leases
    • Ongoing monitoring as part of IAQ assurance programmes
